Condos and townhomes

A condo rental adds one more party to the deal: the homeowners association. Its dues hit your ratio and its health can affect the financing.

HOA dues count in the payment

For DSCR purposes, monthly HOA dues sit right alongside principal, interest, taxes and insurance. A condo with modest rent and large dues can produce a weaker ratio than a house with the same rent. Enter the exact dues in the calculator, not a round guess, and ask whether any special assessments are planned.

On the flip side, dues often cover exterior maintenance, building insurance and some utilities. That can make a condo easier to operate, even if the ratio looks tighter on paper.

The project gets reviewed too

Wholesale lenders typically look at the condominium project, not just your unit. Common questions include how many units are rented versus owner-occupied, whether the association has adequate reserves, whether there is litigation, and whether any single owner holds a large share of the units. Condo-hotel style buildings and projects with short-term rental restrictions can be harder to finance.

The association’s management company usually completes a questionnaire. Requesting it early prevents last-minute delays.

Common questions

Do HOA dues lower my DSCR?

Yes. Dues are included in the monthly debt service figure, so higher dues mean a lower ratio for the same rent.

Can I finance a condo I plan to rent nightly?

Only if the association allows it and the wholesale lender accepts it. Many associations restrict short-term rentals, so check the rules first.
