Estimates only, for planning. Not a loan offer or commitment to lend. Each wholesale lender sets its own requirements, and the ratio is one of several factors reviewed in underwriting.

How the math works

DSCR is monthly rent divided by monthly debt service. Debt service here means principal and interest, plus taxes, insurance and HOA dues. A result above 1.00 means the rent covers the payment; below 1.00 means it falls short. For a full walkthrough, read how to calculate DSCR step by step.

What goes into the monthly payment?

Principal and interest from the loan amount, rate and term you enter, plus one-twelfth of annual taxes and insurance, plus monthly HOA dues.

Why is there no default rate?

Pricing depends on your credit, the property, leverage and the market, and it changes often. Enter a rate you were quoted or want to stress-test.

Is the result a loan approval?

No. It is a planning estimate. Wholesale lenders set their own requirements and review credit, reserves, the appraisal and the property as well.
