Purchase loans

Buy the next rental on its own numbers

A DSCR purchase loan qualifies the property on what it should rent for. Line up the scenario before you write the offer so the financing keeps pace with the deal.

When you buy a rental with a DSCR loan, the property usually will not have a lease you control yet. That is fine. Wholesale lenders commonly rely on the appraiser’s estimate of market rent, which is captured on a rent schedule that comes with the appraisal. If the home is already leased and the tenant is staying, the in-place lease can come into play as well.

The practical upshot is that you can test a purchase before you commit. Plug the asking price, your planned down payment, the expected rent and realistic carrying costs into the scenario builder. If the ratio comes out thin, you will know to negotiate, bring more cash, or move on, and you will know it before the inspection period starts ticking.

Because we are a broker, we can compare how different wholesale lenders treat the same deal. One may be more comfortable with a particular property type or a first-time investor; another may handle a thinner ratio differently. We do the comparison so you do not have to fill out five applications.

The flow

How it works in the app

  1. Rough out the deal

Enter price, down payment, expected rent, taxes, insurance and HOA in the scenario builder.

  2. Stress-test the ratio

Try a few rates in the calculator so you see how sensitive the deal is before you offer.

  3. Get the file started

Send the scenario. A Loan Daddy loan specialist confirms fit and lists exactly what to collect.

  4. Appraisal and rent schedule

The appraisal confirms value and market rent. Underwriting reviews the full file.

What wholesale lenders look at

Every program is different. These are the factors that come up most often, described in plain English.

Market rent

Usually set by the appraiser’s rent schedule rather than your own estimate, so be conservative when you plan.

Down payment

Your cash in the deal shapes leverage and pricing. Have proof of funds ready when you make the offer.

Closing costs and reserves

Budget for both. Reserves are typically measured after the down payment and closing costs are paid.

Property condition

The home generally needs to be rentable as-is. Major deferred maintenance can complicate the appraisal.

Questions about purchase loans

What rent number is used when I am buying a vacant property?

Most wholesale lenders use the market rent the appraiser reports on the rent schedule. Some will also consider an existing lease that transfers with the sale. We confirm which approach applies once we know the property.

Can I buy in my LLC?

Often, yes. Many DSCR programs allow closing in an LLC, with a personal guarantee from the owners. Have your articles of organization, operating agreement and EIN letter ready.

Should I talk to you before I make an offer?

Ideally, yes. Running the scenario early helps you write an offer with realistic financing terms and a contingency period that fits the timeline.
