DSCR loans, without the guesswork
A debt service coverage ratio loan sizes your financing around the property’s rent. We help you build the scenario, check the math and shop it with wholesale lenders.
A DSCR loan is a business-purpose mortgage for a non-owner-occupied rental. Instead of leading with your W-2s and tax returns, the file leads with the property: what it rents for, and what it costs to carry each month. Divide one by the other and you get the debt service coverage ratio, the number that drives most of the conversation.
That makes DSCR financing popular with self-employed investors, people who write off a lot on their returns, and anyone growing a portfolio faster than their personal income would suggest. It is not a shortcut around underwriting. Credit, reserves, the appraisal and the property itself all still matter. It simply changes which numbers come first.
DSCR Loan App is the guided front door. Our tools let you rough out the deal on your phone, see where the ratio lands, and gather documents before anyone asks. When you are ready, a Loan Daddy loan specialist reviews it and shops the scenario across wholesale lenders. We are a mortgage broker, not a lender, so our job is to find a program that fits rather than push a single in-house product.
How it works in the app
Build the scenario
Pick your goal, property type and rough numbers in the scenario builder. It takes a few minutes.
Check the ratio
Use the calculator to see how rent compares to the full monthly payment at a rate you enter.
Gather documents
Tick items off the checklist as you collect them. Your progress saves on your device.
We shop wholesale lenders
A Loan Daddy loan specialist reviews the file and compares programs from wholesale lenders on your behalf.
What wholesale lenders look at
Every program is different. These are the factors that come up most often, described in plain English.
The ratio itself
Rent divided by principal, interest, taxes, insurance and any HOA dues. Stronger coverage generally opens more program options.
Credit profile
Your credit history still shapes pricing and leverage, even though personal income is not the focus.
Down payment or equity
How much of the property you own outright affects risk, and therefore the terms wholesale lenders will offer.
Reserves
Lenders typically want to see that you can cover several months of payments from liquid funds after closing.
Property and market
Condition, property type, rentability and the appraisal all feed into the final decision.
Vesting
Many investors close in an LLC. Entity documents become part of the file when you do.
Questions about dscr loans
Do I need to show personal income for a DSCR loan?
Usually not in the traditional sense. DSCR programs lean on the property’s rental income instead of your pay stubs or tax returns, though credit, assets and reserves are still reviewed.
Can I live in a property financed with a DSCR loan?
No. These are business-purpose loans for non-owner-occupied investment property only. If you or your family plan to live in the home, a DSCR loan is not the right product and we cannot arrange it.
Are you the lender?
No. DSCR Loan App is a brand of Loan Daddy LLC, a licensed mortgage broker. We arrange financing by shopping your scenario with wholesale lenders, and the lender that approves the loan funds it.
